Salt air settles on every surface and holds moisture against it. South and west elevations take direct sun most of the day and chalk out years before the shaded sides. Stucco develops hairline cracks that wick water in behind the coating, and once that starts, the paint lifts from underneath no matter how good it was.

What our exterior process looks like
We pressure-wash the whole exterior to strip salt residue, dirt, and chalking. We cut out and patch stucco cracks rather than coating over them. Bare wood, bare stucco, and rusted metal get spot-primed. Every joint where water could get behind the surface gets caulked. Then we paint — usually two coats, brushed and rolled where it matters, sprayed where it’s appropriate.
We protect landscaping, walkways, windows, and roofing. We clean up at the end of each day rather than leaving a site.
