Painting Laguna Beach Homes for Over 20 Years
Laguna is the hardest coastal city in the county to paint well, and it is not close.
The houses are older than Newport and far older than Irvine, a lot of them are wood rather than stucco, they sit closer to the water than almost anything else in Orange County, and half of them are on a hillside reached by a street you would not want to reverse a truck down. Any one of those makes a job longer. Laguna routinely has all four.
We have been painting the Orange County coast for over 20 years, and we would rather tell you at the estimate that your house is a four-day job instead of a two-day job than find out on day three.
Wood, Salt and Everything That Comes With It
Wood behaves differently from stucco
Much of Laguna, particularly the older Village and Woods Cove cottages, is wood siding and wood trim. Wood moves with moisture, so the failure looks different: paint cracks along the grain, lifts at butt joints and end grain, and lets water into the board rather than sitting on the surface. It needs scraping back to sound material, spot-priming bare wood, and caulking that gets renewed rather than painted over.
The salt is worse here
You are closer to the water than almost anywhere else in the county, and it shows. Salt film on everything, faster chalking, and metal that corrodes on a schedule inland homes never see. Railings, light fixtures, gate hardware and window frames all need attention alongside the walls. Washing that off properly is not an optional step, it is the step.
Sun on the exposed elevations
Hillside and ocean-facing walls take sun with nothing in the way. South and west elevations here fail years before the sheltered sides, which is why we sometimes recommend doing those on a shorter cycle rather than repainting the whole house early.
Access Is Half the Job in Laguna
Steep driveways, narrow streets, hillside lots with the back of the house three storeys above the ground, and street parking that is somebody else’s. This is the part most quotes get wrong.
We look at access before we price anything: where the truck goes, where material gets staged, whether the rear elevation needs scaffolding rather than ladders, and whether we need to work around your neighbours as much as around you. On the canyon and hillside houses that assessment changes the number more than the square footage does.
If you are in one of the gated communities such as Three Arch Bay, Emerald Bay or Irvine Cove, there is usually a gate procedure and sometimes an approval step of its own. Tell us at the walkthrough and we will work to it.
