Painting Aliso Viejo Homes for Over 20 Years
Aliso Viejo is the youngest city in Orange County and one of the most tightly governed. Nearly the whole city sits under the Aliso Viejo Community Association, which enforces the CC&Rs covering paint colors and exterior appearance. On top of that, most condo and townhome communities have an association of their own.
Which means the question here is rarely whether the house needs painting. It is whether the color you want is going to be approved, and by whom.
The housing itself is straightforward by comparison. Most of it went up between the 1980s and the 2000s, it is almost entirely stucco, and it has not had time to accumulate the layers of failing paint you find in Costa Mesa or the wood rot you find in Laguna. The original stucco is now twenty to forty years old, so early hairline cracking is showing up, but the prep is generally lighter than the older cities.

If you are in a detached home, you are likely dealing with the master association. If you are in a condo or townhome, your own association may handle the exterior entirely, in which case the paint is not your decision or your bill. Worth establishing before you plan anything, because it changes the whole conversation.
Repainting the same color is the easy path
Where a house is being refreshed rather than changed, staying with the existing scheme usually avoids a submission altogether. If you want a change, expect to submit and expect it to take time.
