Stucco Painting and Repair Across Orange County
Most homes in Orange County are stucco, and stucco fails in a way siding does not. It moves. Hairline cracks open at window corners, along the base of walls, and anywhere the frame has settled, and every one of them is a path for water to get in behind the coating.
Once water is behind stucco, the paint stops being the issue. The coating lifts from underneath, and no amount of product quality changes that. So we treat a stucco repaint as a repair job with a paint job at the end of it, rather than the other way around.
We have been painting stucco within a few miles of the water for over 20 years, and nearly every failure we get called out to fix comes down to the same thing: someone coated over the cracks instead of opening them up first. It is also the single biggest difference between a coastal exterior paint job and an inland one.
Why Coastal Stucco Fails Early
Salt gets into everything
Homes within a couple of miles of the water carry a film of salt on every exterior surface. Salt holds moisture against the wall long after the marine layer burns off, and it keeps working on the coating in a way inland homes never deal with. Wash it off properly and a coating lasts. Paint over it and you have sealed the problem in.
South and west walls go first
Those elevations take direct sun most of the day. They chalk, fade and lose their film years before the shaded sides of the same house. When someone tells us the paint is failing but only on one side, that is usually why.
Cracks are not cosmetic
A hairline crack wicks water in behind the coating by capillary action. It does not need to be raining sideways. Coastal fog over a long enough stretch is plenty.
Elastomeric or Acrylic: Which One Your Stucco Needs
There are two honest answers here, and a lot of contractors only give you one.
Elastomeric is a thick, flexible coating that bridges hairline cracks and keeps bridging them as the wall moves. On a house with a history of fine cracking, or walls that see a lot of thermal movement, it is worth the extra cost. It is also more forgiving on older stucco that has been patched several times.
High-build acrylic breathes better. If moisture is getting into the wall from somewhere else, a plumbing leak, bad flashing, a failed deck ledger, elastomeric can seal that moisture in and cause blistering. Acrylic lets the wall dry outward.
Which one we recommend depends on what we find when we walk the house. If someone quotes elastomeric everywhere without looking, that is a product preference, not a diagnosis.

What Moves the Price on a Stucco Repaint
Two stucco houses of the same size can be very different jobs. What actually moves the number:
How much crack repair the walls need. Twenty feet of hairline cracking and two hundred feet are not the same job, and cracks are the part of an estimate most likely to be underestimated by whoever quoted you first.
Whether you need elastomeric. It is a heavier product applied at a higher film thickness, so material and labor both go up.
Height and access. Two and three story elevations need proper staging. We do not work off extension ladders on a full exterior.
What the last painter did. Chalked or peeling coatings have to come off before anything goes on. That is prep time, and skipping it is usually why the job is being redone now.
