Two Cities in One
Laguna Hills is really two markets, and treating them the same is how quotes go wrong.
Nellie Gail Ranch is large custom homes on large lots, many of them with horse property, mixed exterior materials rather than plain stucco, and an architectural committee that takes exterior appearance seriously. These are big jobs with real staging requirements and more surface types than a tract house has.
The rest of the city, including Moulton Ranch, Aliso Meadows and the older neighborhoods, is largely 1960s to 1980s stucco tract housing. Predictable, well understood, and now at the age where original stucco has moved and needs crack repair before anything else happens.

What a Nellie Gail Exterior Actually Involves
More materials than a tract house
Custom homes rarely have one surface. Stucco, wood siding, heavy timber, wrought iron, stone surrounds and large expanses of trim often appear on the same elevation, and each wants a different product and a different preparation. A quote that prices the whole thing as stucco has not walked it.
Access and staging
Big lots and multi-story elevations mean proper staging rather than working off extension ladders, and on horse properties it means planning around animals, fencing and gates. We assess that before pricing, not during.
Architectural approval
Nellie Gail has a committee, and exterior color changes go through it. We will supply the product spec sheets, our license and insurance details, and test-patch photographs for the submission. Start it well before you want the work done.
And inland timing
You are seven miles or so from the ocean, so salt is not what kills a coating here. Exteriors commonly run 7 to 10 years, with the south and west elevations going first.
Interiors, Cabinets and Trim
On the custom homes, interior work is usually about scale and detail: high ceilings and stairwells that need proper staging indoors, extensive millwork, and cabinetry that is worth refinishing rather than replacing.
On the older tract homes it is more often a whole-house refresh, frequently before a sale. Taking dated stained trim and doors to a clean finish changes how a house shows for a fraction of what an exterior costs.
We do full interior repaints, cabinet refinishing with a sprayed lacquer finish, and trim and molding, and we work room by room so you are not displaced from the whole house at once.
