House Painters in Newport Beach, CA
Interior, exterior, cabinets and trim, for homes from Balboa Island to Newport Coast.
Painting Newport Beach Homes for Over 20 Years
We are based ten minutes up the coast in Huntington Beach, and Newport is where a large share of our work has been for two decades. Balboa Island, the Peninsula, Corona del Mar, Eastbluff, Back Bay, Newport Coast. Different housing stock in each one, and they do not all want the same paint job.
What they have in common is exposure. Newport homes sit close enough to the water that salt is on every exterior surface, and that changes the preparation, not just the product that goes on top of it.
Most of our work here comes from repeat customers and referrals from neighbors, which is the only marketing that has ever really worked for us. If you want to see a finished job near you before you decide, ask. We usually have one close by.
What Newport Beach Homes Need
Waterfront exposure is a different job
On the Peninsula, Balboa Island and anywhere along the Back Bay, salt sits on the walls year round and metal corrodes quickly. Railings, light fixtures, garage hardware and window frames all need attention that an inland house never needs. Wash the salt off properly, or the coating fails early no matter what went over it.
HOA and architectural approval
Newport Coast and several of the planned communities require committee sign-off on exterior colors before work starts. We paint from your approved palette and can help put the submission together if you have not filed it yet.
Older cottages and newer builds are not the same problem
Balboa Island cottages tend to be wood, close together, and carrying decades of paint layers. Newport Coast is mostly newer stucco with more square footage and higher elevations. The first is a prep problem, the second is an access problem.
Interiors, Cabinets and Trim in Newport Beach
A lot of what we do in Newport is inside. Full interior repaints, staircases and railings, and a great deal of kitchen cabinet refinishing, usually with a sprayed lacquer finish because it gives the hard, smooth surface these kitchens are built for.
We paint room by room where we can, so you are not displaced from the whole house at once. Furniture gets moved and covered, floors get papered and taped, doorways get sealed so dust does not travel, and we clean up at the end of every day rather than the end of the job.
Trim and molding is often the thing that makes the difference, especially taking dated stained wood to a clean white. It changes a room more than repainting the walls does, and it costs less.
