Painting Costa Mesa Homes for Over 20 Years
Costa Mesa is older than most of the coast, and that changes the job. The Freedom Homes went up for returning veterans in the 1940s. College Park, Mesa Del Mar and much of Mesa Verde are 1950s and 1960s ranch tracts. Eastside has been steadily rebuilt into cottages, farmhouses and custom homes, often around original bones.
What that means in practice is layers. A house that has been repainted every seven or eight years since the Eisenhower administration is carrying a lot of paint, and some of it is failing underneath what you can see. The prep on a Costa Mesa exterior is usually longer than on a newer house, and anyone quoting it like a new build has not looked closely.

What Costa Mesa Homes Need
More prep than a newer house
Old paint fails from the bottom up. On a 1950s ranch we are usually scraping and sanding back to sound material, spot-priming bare wood, and re-caulking joints that have opened up over decades of movement. Skip that and the new coat lifts along with the old one, which is why some houses get repainted every four years and others go ten.
Homes built before 1978
Older layers can contain lead, which changes how the surface has to be prepared and contained. A lot of Costa Mesa falls in that range. If yours does, we will raise it at the estimate and explain what it means for the job rather than discovering it halfway through.
Less salt, more sun
You are three or four miles back from the water here, so you do not get the chalking that Newport and Huntington exteriors do. What you get instead is UV. South and west elevations fade and lose their film first, and the product that makes sense is one chosen for sun rather than salt.
Interiors, Cabinets and Trim in Costa Mesa
A lot of our Costa Mesa work is inside, and much of it follows a remodel. Eastside in particular is full of houses that have had the kitchen opened up or the back of the house rebuilt, and then need the whole interior brought back to one finish.
We do full interior repaints, kitchen cabinet refinishing with a sprayed lacquer finish, and trim and molding. On the older ranch houses, taking dated stained trim and doors to a clean white changes a room more than repainting the walls does, and it costs less.
We work room by room where we can, use low-VOC and zero-VOC products so the house stays comfortable to sleep in, and clean up at the end of every day rather than the end of the job.
