Painting Irvine Homes for Over 20 Years
Almost every home in Irvine sits inside a village, and almost every village has an architectural committee with an opinion about your paint. That is the part that catches people out. The painting is straightforward. The approval is what needs planning.
The housing is newer than most of the county, and it is overwhelmingly stucco. Woodbridge and University Park date from the 1970s. Northwood, Westpark and Oak Creek came later. Portola Springs, Cypress Village, Eastwood and Great Park are newer still, some barely a decade old. Newer stock means less failing paint underneath and more attention to getting the color right.

Getting Your Color Approved
You need approval for any change at all
In Woodbridge, as one example, the village association requires sign-off for an exterior color change even if you are going from one shade of beige to a slightly different beige. Most Irvine villages work the same way. Repainting the existing color is usually simpler, but a change is a submission.
Allow two to four weeks
Architectural review commonly takes two to four weeks, and an approval letter is typically good for six months. That means the time to start is well before the week you want the crew on site. We have watched more than one job sit because the paperwork went in last.
What the committee asks for
Usually photos of the house as it stands, color chips or samples, product spec sheets, and your contractor details. That last one is worth knowing: they want a licensed, insured contractor on the form. Ours is CSLB License #C33-1057185, and we will give you everything the submission needs.
Two things that speed it up
Choosing from your village approved palette rather than a custom color, and painting a test patch on the actual wall and photographing it morning and afternoon. Irvine light is hard on color, and a chip in your kitchen is not what the wall will look like in July.
Interiors, Cabinets and Trim in Irvine
In some Irvine villages the association handles exterior maintenance on attached homes, which means the money a homeowner actually spends goes inside. Check your own CC&Rs, because it varies by tract, but it is worth knowing before you budget.
Inside is also where newer homes show their age fastest. Builder-grade flat paint marks easily and does not wash, and original cabinets in a fifteen year old kitchen are usually sound but dated. We do full interior repaints, cabinet refinishing with a sprayed lacquer finish, and trim and molding.
