Painting Mission Viejo Homes for Over 20 Years
Mission Viejo is one of the largest master-planned communities in the country, and it shows in the housing. The bulk of it went up between the late 1960s and the 1990s, it is overwhelmingly stucco, and the neighborhoods are consistent enough that we usually know roughly what a house needs before we are through the front gate.
That consistency cuts both ways. It makes the work predictable, but it also means original stucco here is now thirty to sixty years old, and stucco of that age has almost always moved. Hairline cracking around window corners and along wall bases is the norm rather than the exception, and it is the single thing that decides whether a repaint lasts eight years or four.

Heat, Not Salt
You are inland, and that is good news
The coastal cities we work in lose paint to salt. You do not have that problem. Exteriors in Mission Viejo commonly go 7 to 10 years, where a house in Laguna or Huntington Beach might need attention at 5. If someone is telling you a Mission Viejo exterior needs doing every five years, ask them why.
What does the damage here is sun
It runs hotter inland, and the south and west elevations take it all day with nothing between them and the sky. Those walls fade, chalk and lose their film years before the shaded sides. The product that makes sense here is chosen for UV and heat rather than for salt, and on some houses it is worth doing the two exposed elevations on a shorter cycle rather than repainting everything early.
Stucco cracks are the whole ballgame
On housing stock this age, crack repair is most of the difference between a good job and a cheap one. Cracks get cut out, patched and texture-matched before anything is sprayed. Coating over them hides the problem for one season and then it telegraphs straight back through.
HOA Approval and the 55+ Communities
Most of Mission Viejo sits under an association, and a lot of them want sign-off before an exterior color changes. Some work from a set palette, some review case by case, and the 55+ communities such as Casta del Sol and Palmia have their own procedures on top.
